So the time has come to take the plunge? But where do you start? Who do you see? These are, understandably , uncharted waters.

Buying a home, however, doesn’t have to be an overwhelming experience. It may not be as simple as riding the bus or making toast, but the ropes to homeownership are within your grasp. You just need to know where to reach.

Most lenders and real estate agents agree that the first step you should take is to pre-qualify for a loan with a lender of your choice. By doing so, you will know how much you can afford long before you walk through your first open house. Few things in life are more disappointing than falling in love with a home only to discover later that it is out of your price range. Avoid such pitfalls and heartbreak by determining exactly how much home you can afford, and then go forward from there.

Getting pre-qualified is a simple and relatively painless process. Lenders have their various number-crunching methods, but paycheck stubs, W2 forms and credit checks invariably fit into the mix. Getting pre-qualified doesn’t take long, oftentimes less than a day.

In addition to providing a dose of realty, being pre-qualified could better position yourself in the event two offers are made on the same property simultaneously. Sellers may be more inclined to accept an offer from a buyer who is pre-qualified than from buyers who have to yet enter the process. Being pre-qualified indicates that the buyer is motivated and serious about buying a home, and thus sellers may give pre-qualified buyers greater consideration when comparing offers.

Once you are pre-qualified, it is important to determine how you will go about your search for the perfect home. Will you scour prospective neighborhoods and peruse the classified sections on your own? Or will you enlist the able assistance of a real estate agent, someone who has access to the Multiple Listing Service and an established network of contacts, to help you in your search?

Most will tell you that the advantages of securing a knowledgeable agent far outweigh the possible upside of venturing forth alone. In addition to having the professional expertise to guide you through the home-buying process -- from offer to closing -- real estate agents have a reservoir of resources that can broaden your horizons and widen your scope. By having their hand on the pulse of the local market, real estate professionals are able to alert clients the minute a new home appears on the MLS.

So how do you find the real estate agent that is right for you? More than anything, it is important to hire an agent with whom you connect; someone who understands your needs and desires and will work tirelessly to locate a compatible home. Just because you have a friend in the real estate industry doesn’t mean that that person is best qualified to represent you in your search. You should go about hiring an agent the same way you would go about hiring someone to work for your company: interview, check references and review past performance.
